Q: What is The Nearctic Group?
A:

The Nearctic Group is an Edmonton, Alberta based company specializing in quality real estate and professional property management. Started in 1979 by David Kent, this multi-faceted company caters to a diverse range of tenants: industrial, commercial, office and residential. We also build quality multi-family housing.

Q: Why should you lease from Nearctic?
A:

After 35 years in the business, we are proud of the reputation and respect we have earned as commercial and industrial landlords.  Each tenant receives the benefit of our expertise and the results of our vision and commitment in each project we undertake.

Q: What is the Leasing process
A:

The first thing to do is look at the property.  We’ll show you around and if it a good fit for you and us, we require a credit check and bank reference.  If these checks are approved, we will write up the Lease documents, which you are welcome to review before signing.  We like our new tenants to meet at our office for the Lease signing because it gives everyone a chance to meet, and the document signing can take upwards of an hour.  For a security deposit, we require the first and last month’s rent as prepaid rent.  Once the documents are signed and sealed, we’ll give you the keys.  The Leasing process from start to end will usually take a couple weeks.

Q: How long are your Leases?
A:

We prefer 3-5 year Leases for new tenants

Q: What is included in operating costs?
A:

Generally, operating costs includes exterior lighting, exterior building maintenance, snow removal, landscape maintenance, building insurance (separate from tenant insurance), property management, property taxes, and reserve fund (roof and mechanical).  The tenant is responsible for utilities.

Q: Do you offer a tenant improvement allowance?
A:

Tenant improvements are definitely negotiable, depending on needs and the length of the lease.  Please contact us for more details

Q: What do tenants require for insurance?
A:

$2,000,000.00 in general liability insurance.
